Bitprop partners with township homeowners to develop rental flats on their property. This unique model combines entrepreneurship with financial and social innovation to develop affordable, high-quality, sustainable housing in South Africa’s townships.

The homeowner leases their land to Bitprop, which provides expertise, support and funding to enable construction. During the 10-year partnership, the homeowner receives 15 percent of the monthly rent collected, while Bitprop uses its share to recoup invested capital and provide a return to investors, creating a sustainable investment model.

After 10 years, Bitprop steps out of the picture and 100 percent of the rental income goes to the homeowner.

Growing trust drives the growth of our model

Achieving growth through providing a high-standard experience has always been key to our mission of bringing value to township communities through entrepreneurship and innovation. As homeowners make use of our high-quality flats and have a positive experience with the Bitprop product, they share their feedback with neighbours, and word spreads quickly.

Over the past year, we have worked closely with the City of Cape Town to shape policies that reward micro-property entrepreneurs, enabling the model to flourish and expand beyond the neighbourhoods where we first started. This, in combination with positive word-of-mouth, has allowed us to grow organically into a number of new areas in Cape Town’s townships and has created a strong foundation for further growth of the model.

Looking ahead, Bitprop will continue to build on this to reach more township property entrepreneurs in new areas, bringing life-changing, generational impact in a sustainable, scalable way.

2025 in brief

After six years in operation, Bitprop continues to run a sustainable and scalable commercial model that delivers measurable social and environmental impact alongside market returns.

In 2024, our portfolio grew by 35 percent, bringing us to a milestone of 506 flats. We have now partnered with over 100 homeowners. Our model has driven an average property value increase of 204 percent and boosted household incomes by 54 percent, reinforcing our belief that innovation through entrepreneurship is a powerful force for good.
